Home Inspection Listhome inspection?

I was wondering what the main problems are that we should check a house that we think about the purchase. Home inspection checklist would be useful! Thank you!

Here we are:

General
Any major changes to the property?

Sahih modifications or repairs?

Recipes / warranty / guarantees provided by repair contractors?

Pest clearance, provided?




Roofing
Indications of roof leakage?

Gutters and downspouts secure?

Signs of roof surface, flashings, vents or fire damage?




Outside
Evidence of cracks, peeling paint or other visible defects?

travel risks, cracks in sidewalks, driveway or steps?

Plants / vegetation outside the house?

Stairs, terrace, porch and other railings secure?

Cracks or indications of continued failure wall?

Signs of inadequate surface drainage?

Openings in the building at trim, flashings, chimneys, etc.?

Signs of soil movement in areas around the perimeter of the house?




Basement
All sectors are open to dry?

Are there any indications of water damage current or past?

If a sump pump is operational?

Indications of foundation cracking or movement?

Musty odors or signs of mold?




Inside
Stains, cracks or damage to interior walls, ceilings or floors

Cracked or broken windows?

Windows and window locks work properly?

The doors and locks work properly?

Stains or leaks in the kitchen, bathroom or laundry sinks?

interior stairs are safe, secure handrails?

Smoke alarms in the hallways on each floor in each room?




Kitchen and Bathroom
That all devices?

Cabinets, countertops, sinks or floors damaged?

Water pressure is allowed to sink, shower and tub spout?

Any signs of water leaks under the sink?

What all ceramic tile and woodwork intact and injected?




Garage
The garage door functional?

the fire doors provided at all entrances of interior?

automatic door opener reverse properly?

surface fire to the house walls, attic and subfloor areas?

Indications of dampness or mold?




Electric
All lights operational?

All electrical outlets functional?

All smoke detectors provided and functional?

Doorbell operational?

points GFCI in the kitchen, bathrooms, and garage?


devices of GFCI devices?

All wiring, swinging or presentation?

The extension cord, lamp cable, or zip code used for permanent wiring?




Plumbing
adequate water flow at fixtures and drains?

Faucet or drain pipe leaks?

adequate water pressure?

Ample warm water provided?

Washer and dryer functional?

Water Heaters sufficiently committed?

Water heater pressure relief popper / temperature?




Heating and Air Conditioning
System functional?

A recent interview?

Is there enough heat and cooling distribution for each room?

Are there significant differences in temperature between different rooms?




Fireplace
Security check on older fireplaces and chimneys?

Shock operation?

Fire boxes need repair?

spark arrester and rain cap installed?


In addition, I would like to visit the house on a rainy day you can. Look for puddles on the ground, no drainage problem, and see if you can.
